HOPz's activities in your community are beneficial. We reduce the number of board-ups, and reduce the number of properties attracting vandals and vermin. Our properties are well maintained. HOPz is a good corporate citizen, a responsible landowner, and
a quality renovator.
You can help us, and society, by:
1. Telling us about board-ups and other distressed housing stock; and
2. Cooperating when we apply for Building Permits.
HOPz-Operated Properties Pay Taxes
We may
agree contractually to retain ownership of the property after a renovation (as opposed to
transferring it to another non-profit). In this case HOPz may enter an agreement with
the municipality to make PILOT payments,
upon completion of renovation and issuance of the Certificate of Occupancy. (PILOT = Payment In Lieu Of Taxes)

Charity or Not-For-Profit
HOPz's activities support other social service providers. We are not competitive with local charities; our only objective is to provide low-density,
quality affordable housing from dilapidated
non-performing
properties. Once we have a C.O., we transfer the property as soon as possible to more established local housing providers or social service organizations. We then move on to other properties or other communities.
You can help us, and society, by:
1. Telling us about board-ups and other distressed housing stock;
2. Introducing us to owners or managers of "REO" or non-performing
mortgages; and
3. Partnering with us to renovate residential properties you own, or will own.

Bank
or Lender
If your financial institution owns non-performing mortgages or judgments on
"distressed" properties, HOPz can offer you a combination of
cash and tax deductions that together may exceed the otherwise "as is" value of your lien.
Your REO may be worth more in cash and tax deductions than you might otherwise sell the properties for, and avoid the uncertainty and expense of marketing and closing.
Specifically, we seek to acquire non-performing mortgages secured by
multi-family residential properties, in Central New Jersey, that are physically
"distressed." In other words, the subject property needs a great deal
of work, may even be boarded up, and is not owner-occupied.
HOPz does not acquire mortgages on owner-occupied homes, because
we will not foreclose and dispossess a family. Our goal is to increase the
amount and quality of affordable housing, not replace one family for another,
regardless of the reason.
Goodwill & CRA Credits
When your financial institution transfers mortgages or REO to HOPz, you'll receive
recognition and good will within the community, plus:
Transactions with Housing Opportunity Programs, Inc. may be qualified for credit against
your Community Reinvestment Act (“CRA”) obligations, because over 75%
of our work (50%
is the requirement) is concentrated in Census Tracts identified by the U.S. Census
Bureau as “low to moderate income”, with benefits accruing to individuals
(in those Census Tracts) who are themselves “low to moderate income”. We'll
be happy to provide written affirmation prior to your planned contribution.
You can help us, and society, and your stockholders, by:
1. Selling or donating your non-performing mortgages or OREO to us; and
first
2. Allowing us to analyze your New Jersey portfolio (with full Non-Disclosure
Agreement) for assets
appropriate for HOPz.

Private Property Owner
If you own or control properties in need of extensive renovation, HOPz can help you turn them from a liability into cash and a tax deduction,
quickly, while offering you the additional satisfaction of knowing you've contributed to your community. If you have a favorite charity,
it can be designated as the eventual recipient of your property.
If you received a "Letter of Inquiry" from us, that's because public
records indicate you are associated with a piece of property that is in distress
physically or financially. We hope you'll consider selling or donating it to a good cause,
to provide affordable housing after we fix it up. You'll receive a tax
deduction, perhaps some cash, plus the satisfaction of knowing you've done a
wonderful thing.

If You Need Housing
HOPz is not a housing provider (directly), and we are not an emergency housing
source.
Our skills are the identification, acquisition and renovation of
distressed housing stock, for rental (not for purchase). After the renovation is
complete, we transfer these properties to other non-profit,
community-based organizations that work directly with the public. HOPz is non-denominational,
non-partisan, non-judgmental, and non-political. We do not have the resources to
work directly with the public.
You obviously understand the power of the Internet to locate resources, since
you are reading this web page, so we encourage you to search the "New
Jersey Serves" web site, sponsored by Rutgers University. This free resource will point you to hundreds of providers of different
types of housing assistance.
