("HOPz"®) is a not-for-profit organization that 
turns dilapidated houses into desirable homes. By reducing
"board-ups", we help to stabilize neighborhoods financially and
socially, while increasing the
availability of affordable
housing.
 
 Many non-profits don't have the skills or focus needed to create housing stock. We work cooperatively with other
non-profits: we produce the housing, and then transfer it to them.
 
 Our "Bad Apple" Theory: When just a few properties "go
bad" in an "at risk" neighborhood, they can start or accelerate
the decline of nearby properties, and then the neighborhood. Conversely,
sometimes just a few Renovations in a deteriorating neighborhood can slow or
stop further decay. Thus, we hope to achieve maximum leverage from our work, and
the resources made available to us, by identifying and renovating
"bad" properties in "borderline" neighborhoods, both urban
and suburban.
 
 We have the skills and resources to do everything quickly
and cost effectively, entirely in-house, including:

in Central and Northern New Jersey, on 1-6 unit houses that are detrimental to

 Who We Are
 Housing Opportunity Programs, Inc. was founded
in 2001. Current management and corporate directors include:

 President and Relationship Development Director.
 
        
Background includes 30 years of entrepreneurial success, including commercial and residential real estate development, information technology, law and civil prosecutions, public sector project management in human services, social services, and integration of inter-agency community development initiatives.Charlotte Cohen Vice-President and Co-Chair of the Finance Committee.
 
        
          |  | Licensed NJ real
            estate broker with 19 years of residential real estate experience
            from apartment rentals to development of housing tracts.
            Charlotte's licensing provides access to MLS
            systems and entrée to the brokerage community. She
            is also experienced in the valuation, renovation and management of
            residential rental properties, and coordination of these with
            various housing agencies and rental assistance programs.  Ms. Cohen has been active in various
            business and civic organizations for 2 decades. |  Judith A. Goldblatt
 Vice President/Treasurer and Chair of
the Building Committee.
 
        
          |  | Member of the Board of
            Directors of the Waveny Care Rehabilitation Hospital, New Canaan CT
            and concurrently the supervisor of therapeutic interns.  Ms.
            Goldblatt has been active in numerous business and civic
            organizations for over 20 years. |  Additionally, a founding member

 Director of Government Affairs
 
        
          |  | Ellen left the corporate world to begin her own (successful) advertising agency. Ten years later
            she attended law school at night while running her business by day. After serving as Deputy Middlesex
            County Counsel, she now has a general law practice in Union NJ.
            Ellen also serves on the executive boards of Women Lawyers of Union County
            and NIA Community Habitat Development, Inc., a transitional program
            assisting women and families in crisis.
 |  We expect to announce additional Trustees shortly, as well as formal
partnerships with several well-respected non-profit housing and social-service
organizations.
 
 We are seeking Board Members or Advisors who reflect the broad diversity of our
community, and offer a variety of skills and associations that will support our
commitment to serving those in need and ensuring optimum effectiveness of our

 In 2010  we will complete the rehabilitation of a beautiful 6-unit residential apartment building only 2 blocks from the Atlantic Ocean, in Asbury Park, New Jersey.  This is another example of our success creating affordable rentable opportunities in safe, desirable, areas, from the shards of an abandoned board-up.

(“HOPz”) does not engage in any political or religious activities. We
favor no racial or civic group, nor any particular locality. We abstain
from lobbying activities of any kind (except of course on our own behalf), and
we make no donations to any political party or advocacy group.
 
 Donations to Housing Opportunity Programs, Inc. are qualified for credit against
your Community Reinvestment Act (“CRA”) obligations, because over 75%
of our work is concentrated in Census Tracts identified by the U.S. Census
Bureau as “low to moderate income”, with benefits accruing to individuals
(in those Census Tracts) who are themselves “low to moderate income”. We'll
be happy to provide written affirmation prior to your planned contribution. The 
IRS has recognized  HOPz as a tax exempt foundation under section  509(a)(1)
 of the IRS
Code, which is the same as
501(c)(3) for tax purposes.
 
 No salaries or compensation is paid to any of the Trustees,
Directors, Officers or staff of Housing Opportunity Programs, Inc.
